Mighty Mule Gate Motor Replacement: The Simi Valley Owner’s Guide

We stock Mighty Mule-compatible replacement motors in our Simi Valley trucks and on our shop shelves, and a typical motor swap on an existing swing or slide gate runs between $425 and $780 installed, depending on the model series and whether the arm bracket and cable are still sound. Most Simi Valley jobs are done the same day we diagnose the failure, because the motor itself is usually a bolt-in replacement once we confirm the control board is still healthy.

Here’s how owners usually find us. The gate starts moving slower than it did last summer. Then it stops mid-travel and beeps, or the opener clicks and nothing moves. The battery reads fine, the remote still sends signal, but the motor shaft doesn’t turn. That’s the moment the part you’re replacing, not the whole system, is the problem. And that’s the page you’re on.

Which Mighty Mule Models This Applies To

We work on the full Mighty Mule residential line, but the motors we replace most often in Simi Valley fall into three groups: the MM and FM series swing arm motors (MM360, MM371, MM562, FM500, FM502), the slider series (MM571W, MM572W, SL1000, SL2000), and the older 200-series openers that are now discontinued but still all over ranch properties in the foothills. If you don’t know your model, look at the control board cover or the underside of the motor housing for a label starting with those two-letter prefixes.

The compatibility gotcha with Mighty Mule is this: the motor and the control board are paired by series, not interchangeable across generations. An MM371 arm will not run on an MM562 control board without a wiring-dance that we generally don’t recommend. We stock OEM Mighty Mule motors for warranties and newer installations, and proven aftermarket equivalents for discontinued series where the OEM part is no longer available. We’ll show you both options with a written price for each before anything gets ordered.

Signs Your Mighty Mule Gate Motor Replacement Is Failing

Signs Your Mighty Mule Gate Motor Replacement Is Failing
  • Gate moves slower than normal, especially in the morning or evening. Mighty Mule motors are thermal-protected; as the windings age they draw more current and trip that protection earlier. A new motor restores the original force curve.
  • Motor hums or buzzes but the gate doesn’t move. The start capacitor is done, or the gear drive inside the motor housing has stripped. On swing arms, the cap is serviceable. On sliders, a stripped gear usually means full motor replacement.
  • Gate stops mid-travel and reverses, with two beeps. The current-sense circuit detects resistance the motor should be able to push through, or the motor itself can no longer hold its torque under load. We check the hinge and the wheels first, because the motor is sometimes the victim here, not the cause.
  • Control board shows a diagnostic flash code repeatedly after clearing. On MM series boards, a constantly re-triggering overload code with no visible obstruction is a strong sign the motor armature is failing and pulling excess amperage.
  • No response at all, battery tested good, breaker fine. A silent motor with confirmed power at the board points to an open winding inside the motor body. We confirm with a multimeter reading before we sell you anything, and we photograph that reading for you.

Replacement Cost & What’s Included

In Simi Valley, a Mighty Mule motor replacement lands between $425 and $780 installed. The swing-arm MM series sits at the lower end of that range. Slider motors like the MM572 or SL2000, plus any cable or sprocket work, sit at the higher end. If the gate post, bracket, or control board needs attention too, that’s a separate line item, and you’ll see it on the written scope before we begin, not after.

Every motor replacement includes the motor, the arm or drive unit, all fasteners, the full install, a fresh limit-switch set and travel test, and a documented photo log of what was removed and what was installed. Our workmanship is covered by the 365-Day Done Right Promise; under Haven Standard Clause 1, you’ll have the flat price in writing before anyone picks up a tool.

What you can safely check: the breaker, the battery voltage if your Mighty Mule has a battery backup, whether the manual release is fully seated, and whether the gate itself swings freely by hand. Those four checks resolve a surprising number of “dead motor” calls in Simi Valley without needing a new motor at all.

What you should not do yourself: open the motor housing, bypass the limit switches, or attempt any wiring changes at the control board. Mighty Mule motors operate on 12V DC but the transformer side carries line voltage, and a miswired limit circuit will send a gate through its travel stop at full force. That’s how arms get bent and hinges ripped out. If you’ve done the four safe checks and the motor still won’t run, call (805) 516-0479. We’ll have a technician at your gate with the parts on the truck.
