A cantilever sliding gate near Madera Road had jumped its rear track and was dragging on the concrete. The problem was a cracked rear wheel bracket that let the gate drop about an inch and a half. We replaced the bracket, trued the track alignment, and reset the gate so it rolls with two fingers of pressure. The photo log shows the old bracket beside the new one, part number and all.
Dead Gate Motor Replaced, Central Simi Valley
A swing gate on a residential lot off Cochran Street stopped responding entirely. The arm motor had burned out after years of running without a torque adjustment. We confirmed the board was still good, replaced the motor head, and set the limit switches at the proper travel points. Before we left, the homeowner had a written record of the exact model installed and a photo of the final wiring.
Photo-Eye Misalignment on a Sliding Gate
The gate would start to close, then immediately reverse and hold open. That’s a classic photo-eye problem. We found the receiver eye knocked about two inches out of alignment, likely from a weed trimmer. We remounted the bracket, leveled both eyes, and tested the obstruction response three times with the customer watching. The gate now closes cleanly without false reversals.
Welded Repair on a Bent Steel Gate Frame
A steel driveway gate near Alamo Street had a lower rail that took a hit from a delivery truck. The frame was still strong, but the rail was bowed outward enough to catch the latch post. We cut out the damaged section, welded in matching square tube, and ground the seam smooth. After a quick spray of matched paint, the gate closes square and the repair is nearly invisible.
Access Control Keypad Upgrade
The outside keypad on a DoorKing system off Royal Avenue had buttons that needed a hard press to register. The interior wiring was fine, but the membrane face was shot from sun exposure. We swapped in a metal-button keypad wired to the same control board. The owner tested it with three different codes before we packed up, and we left the photo record showing the new component alongside the old one.
Two-Part Repair: Hinges and Closer Speed
A swing gate near the Wood Ranch area was slamming shut hard enough to rattle the fence line. Two things were wrong. The bottom hinge pin was worn, which let the gate ride low and swing rough. And the closer speed on the BFT operator was set far too fast. We replaced the hinge, set the closer to a realistic closing speed, and photographed the adjustment settings for the record.
