BFT Keypad & Intercom Repair: The Simi Valley Owner’s Guide

We stock and install BFT-compatible keypad and intercom repair parts in Simi Valley, and most replacements run between $280 and $540 installed depending on whether you have a hardwired keypad, a wireless transmitter, or a full audio/video intercom station. We usually carry the common BFT keypads and intercom modules on the truck, so same-day repair is realistic for most Simi Valley homes. The way owners typically find us: the keypad worked fine for years, then one button stopped responding, or the intercom stopped ringing inside the house while the gate itself kept working normally.

Call (805) 516-0479

The gate motor is fine. The problem sits on the wall or the pedestal out front. What we find most often in Simi Valley is that the keypad membrane has worn through from sun exposure, or the intercom’s audio board has failed from heat and dust. Adrian Vance has been running these calls across Simi Valley for years now, and the pattern is consistent: the parts fail long before the motor does, and most of them can be swapped in under an hour without replacing the gate operator.

Which BFT Models This Applies To

BFT has used the same basic keypad and intercom architecture across several model lines, and that works in your favor if you’re buying parts. The most common keypads we replace in Simi Valley are the BFT Mitto series (wireless, battery-powered transmitters that mount on a gooseneck or wall plate) and the hardwired BFT RIGEL and TIZIANO keypads. On the intercom side, the BFT CLONIX and the older BFT audio intercom stations share mounting patterns and wiring color codes, but the connectors differ between generations, so a 2012 intercom board doesn’t always drop into a 2022 housing.

The compatibility gotcha: BFT keypads look nearly identical across the Mitto line, but the older Mitto 2 and Mitto 4 use a different frequency and memory protocol than the current Mitto 2M and Mitto 4M. We always match the keypad by reading the small label on the back of the unit, not by visual match. When you call, have a photo of that label ready and we’ll confirm the part before we dispatch.

On OEM versus aftermarket: for BFT keypads, we install genuine BFT parts when the keypad needs to integrate with a BFT control board’s rolling-code function. For intercom stations where only the speaker or microphone element has failed, we’ll often use a quality aftermarket audio component that runs a little less. We tell you the part brand and price before anything goes on the wall, and we hand you the written price before we touch a screwdriver, under Haven Standard Clause 1.

One honest note: Vance Gate Repair Simi Valley is an independent service provider. We’re not affiliated with BFT, and we don’t claim to be. We simply stock their parts because they’re common in Simi Valley and we know how they fail.

Signs Your BFT Keypad & Intercom Is Failing

Signs Your BFT Keypad & Intercom Is Failing
  • One or two keypad buttons stop responding, then a third. The membrane switch layer under the keypad has cracked from repeated use and thermal cycling. It doesn’t come back. We’ve seen keypads on the north side of Simi Valley last a decade, and keypads on west-facing stucco walls die in four years because the afternoon heat degrades the membrane faster.
  • The keypad works, but the gate only opens sometimes. This is usually a failing transmitter board inside the keypad, not the motor. On wireless Mitto units, the battery may be marginal, but if the LED still lights and the signal is intermittent, the RF module itself is drifting. That’s a part replacement, not a programming fix.
  • The intercom rings inside the house, but the voice is garbled or silent. The audio amplifier chip on the intercom board has degraded. In Simi Valley, dust and heat work into the housing over time, and the chip eventually runs too hot and distorts. A new board solves it.
  • The call button on the intercom station does nothing, but the keypad still opens the gate. The call button’s microswitch or the station’s wiring connection has failed. We test at the terminal block first, and in about half of these calls the problem is a corroded wire nut or a loose screw terminal, not the intercom itself.
  • The intercom hums or crackles constantly, even when nobody is at the gate. This is a grounding issue or a failing capacitor on the audio board. It’s also the symptom that gets ignored the longest, because the gate still opens. The hum is the board telling you it’s about to quit.

Replacement Cost & What’s Included

For BFT keypad and intercom repair in Simi Valley, here’s what we typically see:

  • BFT Mitto wireless keypad replacement: $280 to $390 installed, including the keypad, programming, and synchronization with your BFT control board.
  • BFT hardwired keypad (RIGEL or TIZIANO) replacement: $320 to $450 installed, depending on whether we’re pulling a new wire through the pedestal or reusing the existing run.
  • BFT intercom audio board replacement: $380 to $540 installed, depending on the intercom model and whether the speaker and microphone elements also need replacement.
  • Intercom station full replacement (new station, housing, wiring check): $450 to $600 installed.

Every price above is the written price you get before work starts. Not an estimate over the phone and then a surprise at the end. The number we hand you on paper is the number you pay. That’s Haven Standard Clause 1, and it’s been the same since Adrian Vance started doing this in 2014.

What’s included in every keypad or intercom repair: the part itself, the labor to install and program it, a wiring check at the control board to confirm the signal path is clean, and a photo log of what was found and what was installed before we leave. The work is covered by the 365-Day Done Right Promise. If the repair isn’t right, we make it right. No argument, no fee, no expiration within that year.

There is one thing you can safely check yourself: the power source. For a hardwired keypad or intercom, make sure the gate operator still has power and the breaker isn’t tripped. For a wireless Mitto, change the battery and test it. That solves about one in ten calls we get.

Past that point, this work involves low-voltage wiring at the control board and, on some BFT systems, programming through the board’s menu. The risk isn’t shock because these parts run on 12 to 24 volts. The risk is miswiring the keypad into the wrong terminal and taking out the control board, which turns a $300 keypad swap into an $800 board replacement. We’ve also seen DIY programming attempts that wiped all remote codes from the system, so every transmitter in the household had to be re-learned. If you’re not certain which terminal is which, call us at (805) 516-0479 and we’ll come out with the right part and the right programming sequence.

Name what you found, name what it costs, name what you left behind. That’s how we run every BFT repair in Simi Valley, and it’s why we document everything with photos before we leave your driveway.
